Zoning Hearing Board
 
The Zoning Ordinance, originally adopted in 1939 and most recently revised in 1999, is the legal document used to regulate land use in keeping with the Comprehensive Plan. The ordinance specifies ten zoning districts:
 
          apartment/office/research
          residential/professional
          office business
          seven residential districts
 
Within each district, the ordinance controls such factors as lot size, height and size of building, size of yards, set back from the street, etc. Revisions to the Zoning Ordinance are made by the Board of Supervisors, following legal notice and public hearing.

The Zoning Hearing Board consists of three members appointed by the Supervisors for three-year overlapping terms. The board's decisions are not subject to the Supervisors' authority. The Zoning Hearing Board deals with appeals when citizens allege that the Zoning Officer (Easttown's Manager) has followed the wrong procedures or misinterpreted the Zoning Ordinance. The board also holds hearings and makes decisions on appeals for special exceptions as defined in the Ordinance or for variances where special physical situations exist which cause undo hardship. Zoning Board meetings are open to the public and board decisions may be appealed to the Chester County Court of Common Pleas.
